Commercial dryer vent cleaning for apartments, condos and laundries
Commercial and multi-unit dryer vents need cleaning more often than a single house, because more dryers run more loads, and in some buildings several dryers share one exhaust system. Massachusetts' Department of Fire Services says commercial dryers should be cleaned out regularly for exactly those two reasons: frequent use and a shared venting system. For each apartment or condo unit, the NFPA's once-a-year baseline for homes is the minimum.
What makes commercial and multi-unit vents different

Whirlpool's venting specification is written for the licensed HVAC and architectural engineers who design multi-dryer systems. It says such a system must handle up to 230 cubic feet per minute of airflow for each dryer, and that Whirlpool does not design or approve multi-dryer systems. When a Whirlpool dryer on a multi-dryer system shows an airflow "AF" code, the spec says the vent may be blocked or the system may be over its maximum back pressure, and the engineering firm that designed the system should be consulted.
The codes differ too. Houses fall under the International Residential Code, section M1502. For multi-dryer systems, Whirlpool's spec points to the International Mechanical Code, the National Fuel Gas Code and the dryer safety standards, and says local codes also apply.
How often should commercial dryer vents be cleaned?
No national rule sets a single interval for commercial vents. Massachusetts says to clean them regularly; the NFPA's baseline for homes is once a year, and more often if drying slows. For a shared laundry room or a laundromat, set the interval from what the vent shows: have the contractor report how much lint came out at each visit and shorten the schedule if the ducts come back heavy. Who is responsible for cleaning dryer vents in apartments?
The lease decides. Where the vent runs through walls and the roof, the owner usually controls access to it, so check whether dryer vent cleaning is listed as building maintenance or as a tenant duty. Tenants can still do their part: clean the lint screen before or after every load, as the NFPA advises, and report slow drying, which the USFA names as a sign of a clogged vent.
Who is responsible for cleaning dryer vents in condos?
The association's governing documents decide whether the dryer duct is part of the unit or a common element. A duct that runs only inside the unit to its own wall hood is more likely to count as part of the unit; one that runs through shared walls or to the roof is more likely to be a common element the association cleans building-wide. Read the declaration and the maintenance chart, and ask the board if they do not say.

- Scope per vent: the transition duct, the full run, and the termination, whether wall hood or roof cap.
- Access plan: the schedule for entering units and the notice residents get.
- Roof work: who provides roof access and fall protection.
- A per-unit report: what was found (lint volume, crushed hoses, plastic or foil ducts, nests), so repairs can be scheduled.
- Repairs priced before work: replacement hoses, hoods and flaps quoted per item.
- Records: dates and results kept for the building's maintenance file.
